We have now completed our project with Panattoni, the UK’s largest logistics real estate developer, on the development of a significant new facility in Rotherham.

This project features a 629,717 sq ft warehouse accompanied by 30,000 sq ft of office space, positioning it among the largest single-unit speculative builds in the UK –  prime position within the sought-after M1-M18 triangle.

This location offers great connectivity to major transport routes, including the M62 corridor, facilitating efficient distribution across the UK.

The larger unit has been pre-let to Alliance Automotive Group, a leading distributor of passenger and commercial vehicle parts. The facility is set to become their new National Distribution Centre, enhancing their capacity to serve customers nationwide.

The building’s design includes an 18-metre clear internal height, allowing for the installation of mezzanines that will increase the floor area to over 1 million sq ft. Additionally, a 300,000 sq ft automation area is planned to boost operational efficiency.

Panattoni Park Rotherham is designed with sustainability in mind, targeting a BREEAM rating of ‘Very Good’ and an EPC rating of ‘A’. Features such as rainwater harvesting, water-saving fixtures, photovoltaic rooflights, and electric vehicle charging points present the development’s commitment to environmental responsibility
